26 Sep Case Study: New Home Construction Near Santa Rosa, CA
This 2/3 acre parcel of land located in Cotati (near Santa Rosa, CA) was purchased with the intent of building a spec home to sell. With the purchase was an outdated approval for 3 units as a PUD (Planned Unit Development). This didn’t really fit what McNeil Construction’s business model as a home builder with an extensive background in remodeling and additions. A developer friend suggested that we build a custom home with an in-law unit to tout as an income property. This was a perfect fit! We partnered up with Architect George E. McNeil for the plans. After going through 3 years of red tape with the city of Cotati, we were given approval for a 3000 square foot custom home and 864 square foot in-law unit. We quickly began excavation. As the work progressed Brad McNeil and his wife realized that this place has great views and is in a great location. They quickly decided to make it their own.
The first thing Brad did was to change the framing from 2×4 to 2×6 for added structure and thermal transfer. The construction process went very smoothly despite a few rainy days. The in-law unit was completed first and it was used to store the main house cabinetry in it as it was completed. The other changes made were to add a second laundry room off the master bath and rearrange the kitchen layout. All doors and windows are Anderson. All interior doors are solid core panel with Baldwin hardware. The siding is Hardie-plank with wood trim. All plumbing fixtures are from Grohe. The flooring is engineered Walnut.
From beginning of construction to move-in took about 1 year for this beautiful 3000 sf showcase home and 864 sf in-law including driveway and landscaping.
